Demolition and Removal in Youngstown, OH

Youngstown has thousands of older lots carrying a garage, a shed or a slab that should have gone years ago. Jeff pulls them down with the excavator, hauls the debris and grades the lot so it can be mowed or built on. He comes down from Farmdale, about 35 minutes north.

Demolition in Youngstown

A city built for twice the people it has now

Youngstown is the Mahoning County seat and the biggest city in the Valley. It grew up along the Mahoning River on steel, and when the mills shut down after 1977 the people left faster than the buildings did. The city has been taking down empty houses for years, and the housing that remains is mostly close-set frame houses from before the war.

What is left behind is the small stuff. A garage on a lot the house has already gone from. A slab in the weeds next door. A shed in the back corner of a double lot somebody just bought. Those are the jobs the phone rings for in Youngstown, and they are different from a house coming down.

The garage that stayed after the house left

Plenty of Youngstown blocks now have a vacant lot with a garage still standing at the back of it, often with no driveway left to reach it. People who buy the lot next door want the garage gone so the ground can be fenced, planted or parked on.

Jeff brings the excavator in from the alley or across the lot, lays the building down away from the neighbor's fence and loads it as it comes apart. The floor slab and the footings go in the same visit when you want them to, and that work is described on the concrete removal page. A stump left where the yard tree used to be is handled by stump grinding.

Tight lots, close neighbors

Lots on the north and south sides are narrow, and the house next door can be ten feet from the garage wall. That changes how the building comes down. It is pulled toward the open side, piece by piece, instead of being pushed over, and the debris is stacked where the truck can reach it.

A machine small enough to fit the gap between houses is part of the plan, and so is protecting the neighbor's drive and the sidewalk. The way in gets looked at before a number is given, because on some lots the way in is the whole job.

Decks, sheds, pools and what is not on the list

Beyond garages, the calls are for rotten decks and porches, metal sheds flattened by snow, above-ground pools that have been empty for a season, and carports. All of it is taken apart, hauled and the ground put right.

Houses are not on the list. A house is a licensed demolition contractor's job, and any building that needs asbestos abatement is out. Ohio EPA requires an asbestos survey and ten working days' notice before any demolition at a commercial, industrial or public building, and before projects that take down several houses together. That gets said plainly at the first look, and the rest of the work is on the Youngstown page.

Permits, locates and the river

The City of Youngstown issues its own building and demolition permits from City Hall downtown, so call them before a date is set. Even a garage can need one, and the rules for a vacant lot differ from a lot with a house on it. Buried lines are marked through OUPS (Ohio 811) before any digging, and Ohio law requires that call.

Youngstown is a river city. Lots along the Mahoning and the creeks that feed it, including Mill Creek and Crab Creek, can sit in mapped floodplain, and the city will want a word before fill comes in. Most of the garages and slabs are well above that, on the ridges where the neighborhoods were built.

Filling the hole and pricing the job

Mahoning County ground is heavy clay. A footing trench left open on a vacant lot becomes a ditch that holds water all spring. The void gets filled, compacted and graded so the lot drains and can be mowed. If a gravel parking pad is the plan, the base goes in at the same time.

Jeff gives one figure after seeing the building and the lot, with hauling and grading in it. What drives that number is covered in the excavation cost guide. The main demolition page lists everything he will and will not take down.

What it includes

What that covers

  • Orphan garages. Garages left on vacant lots, pulled down away from the neighbors and hauled off.
  • Decks and porches. Rotten or condemned decks and porches taken apart with the machine and loaded.
  • Sheds and pools. Collapsed sheds and empty above-ground pools removed, with the ground graded back.
  • Slabs on empty lots. Bare slabs and footings broken out, the hole filled and the lot left mowable.

Youngstown and the towns nearby

Youngstown is the south end of the regular run from Farmdale, and the suburbs around it get the same visit. The same garage and shed work carries south into Boardman, west along Mahoning Avenue into Austintown, and east through Campbell and Struthers to Hubbard. The older neighborhoods also get stump grinding and lot clearing on the same trip. The whole territory is on the service area page.

Do I need a permit to tear down a garage in Youngstown?

Ask the City of Youngstown before a date is set. The city issues its own building and demolition permits from City Hall, and a detached garage can need one even when nothing is going back in its place. The city is the one to confirm it, and a day spent asking is cheaper than a stop-work notice.

The house next door was demolished but the garage is still there. Can you take it?

Yes, as long as the lot is yours or you have the owner's permission in writing. That is a common call in Youngstown. The garage comes down with the excavator, the slab can go with it, and the lot is graded so it can be mowed with the rest of the yard.

Can a machine get between the houses on my street?

Usually. Lots on the north and south sides are narrow, so the gap, the alley and the neighbor's drive all get looked at before a quote. A smaller excavator fits most of them, and the building is pulled toward the open side rather than pushed.

Will you take down a house in Youngstown?

No. Houses need a licensed demolition contractor, and many need an asbestos survey and an Ohio EPA notice first. Jeff takes down garages, sheds, decks, carports, pools, mobile homes and the slabs under them. If the job is more than that, you hear it on the first visit.

What does it cost to remove a garage in Youngstown?

It depends on the size, what it is built of, what is under it and how a machine reaches it. Jeff comes out, looks, and gives one number with the hauling and the grading in it. Estimates are free. Call (330) 625-5754.
