Demolition in Warren

Warren's old neighborhoods outlasted the people who built them

Warren is the Trumbull County seat, built along the Mahoning River when Packard and the mills were hiring. The streets north and south of downtown were laid out with alleys, and a detached garage sits at the back of nearly every lot. The city has been losing people since the 1970s, so most of that housing stock is still the original.

That is where the demolition calls come from. A garage with the roof letting go, a shed that has not been opened in ten years, a slab where a building used to stand. The same thing is true down the river through Niles and Youngstown and out in the townships. All of it is covered from Farmdale, about 20 minutes away.

The garage at the back of the lot

The most common job in Warren is a detached garage off the alley. Block or frame, built for a narrower car, sills rotted into the ground and a roof that sags in the middle. It is too far gone to fix and too close to the fence to take apart by hand in a weekend.

Jeff brings in an excavator sized to the yard, pulls the building down in an order that keeps the rest from dropping, and loads the debris as it comes apart. The slab and the footings can come out in the same visit; that side of the work is on the concrete removal page. Any power running to the garage is disconnected by the utility first.

Sheds, decks, pools, barns and mobile homes

Everything smaller than a house is on the list. Metal and wood sheds, carports, decks that have been condemned by an inspector, old barns and outbuildings on the farm parcels at the edge of the city, and mobile homes on older rural lots.

Above-ground pools are their own job. The water goes out, then the liner, wall, pump pad and the deck built around it, and the ring of sand underneath. That ring is a shallow bowl in clay, so it gets filled and graded or it will hold water every spring. Mobile homes are taken apart, hauled, and the piers or pad under them removed, with the ground left ready to use.

What Jeff does not take down

Houses, and anything that needs asbestos abatement first. Ohio EPA treats commercial, industrial and public buildings, and projects that demolish several homes at once, as a facility. Those need an asbestos survey by a certified specialist and a notice to Ohio EPA at least ten working days before demolition, even when no asbestos is found.

A single house with four or fewer units is usually not a facility under that rule, but a house is still a licensed contractor's job, not a shed. You hear that at the estimate, not after. What he does take on is covered on the excavation and site prep page.

Permits, locates and the river

Inside the city, the Engineering, Planning and Building Department on Laird Avenue SE issues demolition permits through its Building Division. Permits go to registered contractors or to a homeowner working on the house they live in, so ask them before a date is fixed. Outside the city line, the Trumbull County Building Inspection Department lists tearing down any structure among the jobs that need a permit.

Buried lines are marked through OUPS (Ohio 811) before any digging, and Ohio law requires it. The 811 guide explains how it works. On the low ground along the Mahoning River and its creeks, ask the city about floodplain rules before fill is brought in.

The hole, the clay, and getting a price

Trumbull County ground is heavy clay that drains slowly. Pull footings out and leave the hole, and it fills with water and stays that way. So the void is filled in lifts, compacted and graded so rain leaves the spot instead of sitting in it. If the yard was already wet, yard drainage in Warren is the next conversation.

Jeff comes out, looks at the building, the way in and what is under it, and gives one figure with the hauling and the grading in it. If a gravel drive or a pad for a new building comes next, it is priced in the same visit. The rest of what he does in town is on the Warren page.

What it includes

What that covers

  • Alley garages. Block or frame garages behind Warren's older houses, pulled down, loaded and hauled off.
  • Sheds, decks and carports. Outbuildings and condemned decks taken apart with the machine and cleared from the lot.

  • Barns and mobile homes. Old farm buildings and mobile homes on rural lots taken down, with the pad or piers removed.
Warren and nearby

Warren and the towns nearby

Warren is the center of the territory, and the same tear-downs run in every direction from it. Down the Mahoning River that means Niles and Youngstown, and north toward the lake it means Cortland and Bazetta. Howland, Champion and Leavittsburg get the same visit as the city. Farmdale, the home base, is about 20 minutes away. The full list of towns is on the service area page.

Do I need a permit to tear down a garage in Warren?

Inside the city, ask the Engineering, Planning and Building Department on Laird Avenue SE. Its Building Division issues demolition permits, and they go to registered contractors or to the homeowner living in the house. Outside the city, the Trumbull County Building Inspection Department lists demolition among the jobs that need a permit.

Will you take down a house in Warren?

No. Houses are a licensed demolition contractor's job, and anything that needs asbestos abatement is out as well. Jeff takes down garages, sheds, barns, decks, carports, pools, mobile homes and the slabs under them. If the building is more than that, you hear it at the estimate.

Can you remove an above-ground pool and the deck around it?

Yes. Once the pool is drained, the liner, wall, pump pad and deck come out and are hauled. The sand ring left in the clay is filled and graded so the spot does not become a puddle. A good deal of that work is grading, which is the part most people skip.

What happens to the slab under the building?

It can come out in the same visit, footings included. The hole is filled with material that compacts, graded, and topped with soil if it is going back to lawn. Slabs and driveways on their own are covered on the concrete removal page.

How far from Warren do you go?

The whole Mahoning Valley, from Cortland and the lake down through Niles, Youngstown, Boardman, Canfield and Austintown, east to Hubbard and across the line to Hermitage. The base is in Farmdale, and a job worth the drive gets a longer drive.
