Concrete Removal and Patio Tear-Out in Boardman, OH

Boardman was built out between the 1950s and the 1980s, and the concrete poured with those houses is now cracked, heaved or in the way of what you want to do next. Jeff breaks out patios, pool pads, driveways and slabs in township back yards, hauls the pieces and grades the ground back.

Concrete Removal in Boardman

Boardman's concrete is sixty years old

Boardman is the biggest township in Mahoning County, and there is almost no empty land left in it. The subdivisions off Route 224, Market Street and Glenwood Avenue went up fast after the war, and nearly every ranch and split-level came with a patio out back and a two-car drive out front.

That concrete is now old enough to have heaved with sixty winters of frost. The calls here are rarely about an empty lot. They are about a slab behind a lived-in house: a patio someone wants gone before a deck goes in, a pool pad left behind after the pool came out, a driveway broken into plates that the plow catches every January.

The patio and the pool pad behind a ranch house

The most common job in Boardman is a back patio, sometimes with a basketball pad or a shed floor beside it. These were poured thin on flat ground with little base under them, and they break up fast once the bucket gets under an edge. The pieces are loaded and carried out the same way the machine came in.

Above-ground pools leave a round or oval pad and a deck. If the pool and deck are still there, demolition in Boardman covers taking those down first, and the pad goes out behind them.

Getting a machine to the back yard

A Boardman lot has a house, a fence, a neighbor on each side and often a gate that is narrower than it looks. Getting an excavator to the patio without wrecking the front lawn is half the job. Jeff walks the route before he prices anything, because the way in decides which machine comes and how long the day is.

Tracked machines spread their weight over the grass instead of cutting ruts. A fence panel sometimes comes off for the day and goes back on at the end. The side yard is left graded and seedable, not a track.

Water under the slab, and Mill Creek below it

Flooding is a known problem in Boardman. Mill Creek and the small runs that feed it drain the township, and the clay underneath holds water. A patio poured flat against the house sends every rain to the foundation, and the ground under it has usually washed hollow in places, which is why it cracked.

So when the slab comes out, the hole is filled and the ground is graded with fall away from the wall. If the yard itself stays wet, that can be fixed on the same visit. Yard drainage in Boardman covers swales, French drains and buried downspouts on township clay.

OHIO811 and the township office

Ohio law requires notice to OHIO811 before digging, and breaking out a slab means digging under it. Gas and water services in a 1960s subdivision usually cross the front yard under the drive, so the marks go down before the bucket does.

The Boardman Township Planning and Zoning Department is at the Government Center, 8299 Market Street. Removing a patio does not normally involve them, but whatever replaces it, a shed, a pad or a bigger drive, may need a zoning permit, and the apron at a township road is the township's concern. Ask before the new thing goes in.

What goes back, and one figure for all of it

Jeff does not pour new concrete. If a new patio or drive is the plan, the tear-out and the compacted base are his part and a concrete crew pours on top. If gravel is the plan, gravel driveways in Boardman covers the base, the stone and the crown, done on the same trip, and the gravel driveway cost guide explains what drives the number.

He comes out, looks at the slab and the gate, and gives one figure with the breaking, loading, hauling and grading in it. The concrete removal page explains the work across the area, and the Boardman page covers the rest of what he does in the township.

What it includes

What that covers

  • Back patios. Thin slabs behind ranch houses broken out and carried through the side yard.
  • Pool pads and decks. The pad left under an above-ground pool, and the deck that went with it.
  • Subdivision driveways. Heaved and cracked drives lifted, hauled and replaced with gravel or a new base.
  • Shed and shop floors. Pads, footings and block dug out so the corner can be used again.

Questions about this work

Questions people ask

Can you get an excavator into a fenced Boardman back yard?

Usually. The width of the gate or the gap beside the house decides which machine comes. The route gets walked before you get a number, and a fence panel sometimes comes off for the day. Tracked machines spread their weight, so the lawn is left graded rather than rutted. If access is tight, say so on the phone.

Do I need a zoning permit to remove a patio in Boardman Township?

Taking a patio out does not normally involve the township. What replaces it might. A shed, a pad or a larger drive can need a zoning permit, and the Boardman Township Planning and Zoning Department at 8299 Market Street is the office to ask. The apron at a township road is the township's concern as well.

Why did my patio crack and tilt toward the house?

Boardman clay holds water, and a slab poured flat sixty years ago has had rain running under its edges ever since. The ground washes hollow in spots and the slab breaks into them, usually dropping on the house side. The fix is to take it out, fill the hole and grade the ground to fall away from the wall.

Will you take out the pool deck as well as the pad?

Yes. The deck, the pool wall and the pad are all one job. The deck and the pool come down first, then the pad is broken out and the round low spot the pool sat in is filled and graded so it can be seeded. Everything is hauled off together, on one figure.

Do you pour the new patio or driveway afterwards?

No. Jeff breaks out and hauls concrete and grades the ground. He does not pour new concrete. If a new slab is the plan, his part is the tear-out and a compacted base, and a concrete crew pours. If you want gravel for the drive instead, he builds that on the same visit.
